Rhode Island Single Family Market Report for April 2026

Mott & Chace Sotheby’s International Realty is pleased to release the Rhode Island single-family market statistics for April 2026.

The median asking price for new listings reached $545,000, while the median sale price climbed to $525,000, a 9.7% increase year-over-year.

Despite a slowdown in transaction volume, Rhode Island remains a seller’s market, with not enough homes to meet buyer demand. Limited supply, combined with steady interest, especially in desirable towns and coastal communities, has kept home value elevated. Well positioned properties continue to attract strong interest and competitive offers.

Mortgage rates remained relatively stable in the low-to-mid 6% range in April. The expectation is rates will likely remain above 6% through 2026. Buyers are gaining slightly more breathing room than in recent years. Buyer activity persists, though with a more measured and selective approach. Some are adjusting their timing or target price points, but overall demand has not disappeared.
