Mott & Chace Sotheby’s International Realty is pleased to release the Rhode Island real estate single family home statistics for June 2026. The median asking price for new listings reached $599,000, while the median price of sold listings reached $550,000.
The supply of inventory decreased from 3.3 months to 1.9 months when compared to the same time period last year. Additionally, the average days on market increased slightly from 27 days in June 2025 to 29 days in June 2026.
Single family home sale prices continue to stay elevated year-over-year in part due to low inventory. A balanced market should have about 6 months of available inventory, while June 2026 had just 1.9 months of inventory.
Mortgage rates remained relatively steady throughout June, with 30-year fixed rates generally ranging from 6.3% to 6.5% in Rhode Island. While rates stayed elevated compared to the historically low levels of recent years, they remained below the highs seen in 2025. Buyers continued to adjust to the current rate environment, and those who were well-qualified remained active in the market.
According to data from the Multiple Listing Service, this is the highest sale on Green Hill Pond since March of 2025. Additionally, it is the fifth highest sale in South Kingstown for 2026. The firm continues to maintain dominance in the town with the highest sales volume and market share year-to-date.
